What are the steps in your home renovation schedule? What happens during each step?
Step #1: Free Consultation
First things first, tell us more about the project you’re dreaming of! Our philosophy centers on building a personal relationship. We prefer to have a face-to-face meeting, if possible. This project consultation is free. There’s no obligation to choose G. Terbrock for your home renovation after meeting with us — but if you like what you hear and there is a mutual interest in moving forward, we would be delighted to earn your business. We’re excited to meet you!
Step #2: Pre-Construction Design
The process of creating plans for a remodel or new addition is different from working with an architect for a custom new build. There will be a more limited selection of architects to choose from, and their availability to start is a major factor that will influence your decision. The G. Terbrock team is happy to help you find a partner with a compatible project timeline.
Step #3: Sign Contracts
When blueprints and plans are finalized, next up is signing on the dotted line. Contracts are offered on a Cost-Plus or Fixed Fee basis. While a Cost-Plus Contract is based on the market rate of service and materials, plus margin, a Fixed Fee Contract uses pricing received from bidding and Requests for Proposal, so clients have a better idea of their “all-in” investment. G. Terbrock Luxury Homes uses a competitive bidding process that can take several weeks to complete. When time is of the essence, many remodeling clients opt for a Cost-Plus contract in order to keep things moving quickly.
Step #4: Submit Permits
As any experienced St. Louis home builder will tell you, the permitting process will be influenced by the requirements and standards of your municipality, as well as the HOA, zoning committee, trustees, and any other relevant parties. Permitting for a remodel is typically faster and simpler than for a new build. It is essential to work with an experienced builder who will make sure your luxury home renovation is completed in full compliance with housing authorities. Invest in a trusted partner who will not cut corners.
Step #5: Construction
The magic really begins with demolition and construction. G. Terbrock Luxury Homes will provide regular updates while your home is being renovated, including in-person site visits where you can discuss questions and next steps. We believe in proactive planning and honest dialogue so our clients are never left guessing about the status of their project.
When will my renovation be complete?
G. Terbrock Luxury Homes will provide a projection which is based on our best assessment of when your project can be completed in accordance with our high quality standards. As your renovation progresses, we will notify you if this projected completion date moves forward or backward. While delays are sometimes unavoidable, we work diligently to stay on track and will always be available to answer your questions.
The length of each project will depend on many factors, including the scope and complexity of your renovation or new addition. While a smaller project may be able to be completed in 6-8 weeks, a full floor renovation or larger remodel could take 10+ weeks for completion.
Is a luxury home renovation expensive? Do you offer financing?
Some clients who are completing a home renovation will use a Home Equity Line of Credit (HELOC) or other home loan, or work through a title company. The decision truly depends on the project cost and what makes the most sense for your family. We do not offer financing, but we will be happy to offer recommendations from our network of trusted providers.
Will I need to move out while my renovation is under construction?
The Greg Terbrock team has completed home renovations of all sizes and complexities — including projects where the homeowners do not move out during construction. Your lifestyle and the scope of your project will influence whether or not your family may be more comfortable with temporarily relocating elsewhere. If you decide to remain in place during construction, our crews will do everything we can to provide a comfortable experience. We will set clear expectations before construction begins to make sure everyone is on the same page.

Whether you justify an investment by its impact on your life or by the Return on Investment (or both!) remodeling your home offers significant potential.
